An owner-operator of open-air shopping centres, with an ERP for finance and lease administration, a CRM for leasing and tenant relations, and a management team that met monthly around a picture assembled by hand from both.

The Challenge

  • Occupancy came from the ERP, the leasing pipeline from the CRM, and the two rarely agreed on which units were actually vacant
  • Collections and arrears were reported per centre, by the centre, in a spreadsheet, a week after the fact

What We Did

At TippingPoint, we built a management layer above the systems the organization already trusted, and replaced nothing.

  • Mapped how decisions were actually made. Which numbers management looked at, in what order, and which ones changed what they did next. The dashboard was designed from that, not from what the systems happened to export.
  • Connected the ERP as read-only truth. Leases, units, billing and collections come straight from the system of record. No re-keying, no parallel database.
  • Brought the leasing pipeline alongside. Vacancies, prospects, negotiations and expected move-ins from the CRM, matched to the units the ERP says are empty.
  • Built for the people who run centres, not only for head office. Each centre manager sees their own picture; management sees all of them side by side. Access follows role.
  • Deployed it to run anywhere. Standard web technology on a cloud-agnostic footprint, owned by the client, with single sign-on and no vendor lock-in.
